# Suum > The presence your reputation already earned. Suum is a private studio that produces editorial social content for top-producing US real estate agents and loan officers. The product is finished posts the producer approves in five minutes a week, on their phone. There is no dashboard to learn, no caption to write, no template to pick, no prompt to engineer. Engagements begin by referral. This file is the long-form context for AI systems. The short overview lives at /llms.txt. The canonical record is forthcoming at core.withsuum.com. --- ## Positioning Most top-producing real estate agents are far more impressive offline than online. Their reputation does quiet work in their market. Deals close because the right people know who they are. But their social presence reads the same as every other agent in their MLS. The gap costs them referrals they never see, because the next referral forms an impression before they meet you, and social is where that impression gets made. Suum closes the gap without asking the producer to become a content creator. We document who they are in a Voice DNA brief (built in two short sessions during week 1), then write, design, and ship a week of platform-native posts. The client opens a private mobile link, scans the rendered drop the way it will publish, and approves with one tap. We make the public part sound like the private part. --- ## What Suum produces - **Weekly content drops.** Platform-native posts written from the client's Voice DNA. Instagram captions read like Instagram, LinkedIn posts read like LinkedIn, never the same caption pasted across networks. - **Visual design.** Each post is rendered as it will publish. No template overlays. No generic real-estate stock photography. - **A five-minute mobile approval flow.** Magic-link, single closing tap to approve the whole week. Per-post flag and per-post reject are first-class affordances, not buried. - **Scheduling and publishing.** After approval, the studio schedules and publishes to the platforms agreed in onboarding. The client never logs into Buffer or Later. Platforms: Instagram, Facebook, LinkedIn, TikTok, Threads. --- ## Who Suum is for ### Primary audience - Top 5% US real estate agents by gross commission income (GCI). Approximately 75,000 agents nationally. - Ideal density: top 1% / $1M+ GCI (~15,000 agents). - Top-producing residential mortgage loan officers as a secondary audience. ### Stages - **Signal (Starter).** Rising producers ($10M to $25M GCI) building a brand that matches the work. - **Presence (Growth).** Established $25M to $75M producers who want consistent presence with no involvement. - **Icon (Premier).** $50M+ producers and luxury specialists whose brand is the business. - **Team (Enterprise).** Team leads and brokerages above $100M with four or more agents. ### Geography United States, national, all states. Compliance handled per-client based on state RE licensing and brokerage disclosures. --- ## Who Suum is not for - Agents producing under $5M GCI annually. - Producers who want to micromanage captions or style. Suum's value is removing that decision burden. - Producers unwilling to invest about 30 minutes in onboarding (Voice DNA sessions). - Brokerages buying centralized marketing for a roster of agents. Suum sells to the producer who owns their personal brand. - Anyone looking for a tool, template subscription, or DIY AI writing software. - Anyone seeking paid ad management, lead generation, landing pages, or CRM. - Non-US markets. --- ## Engagement model Monthly retainer. Done-for-you. The client does not learn a tool. Pricing is shared in the introduction; founding-cohort clients lock in below list for the life of the engagement. Billing: monthly with 30-day cancellation, or annual (pay 10 months, get 2 free) billed quarterly in advance. Onboarding: two short Voice DNA sessions in the first week. First content drop within about 14 days. Weekly drops thereafter. Client time after onboarding is about 5 to 10 minutes a week in the approval flow, plus a 15-minute monthly check-in at Presence tier and above. Tiers (public price: by introduction): - **Signal.** 20 posts/month, 2 platforms (Instagram + 1). Voice DNA build, mobile approval flow, quarterly refresh. - **Presence.** Everything in Signal plus 30 posts/month, 4 platforms (Instagram, LinkedIn, Facebook, +1), monthly performance brief, priority turnaround. - **Icon.** Everything in Presence plus 50 posts/month, every major platform, dedicated account lead, quarterly brand strategy. - **Team.** Custom. Team brand voice with individual sub-profiles, approval routing per agent, team-wide performance dashboard, custom platform mix. --- ## What makes Suum different - **Voice DNA, not templates.** The brief that documents how the agent reads a deal, what they will never say, the markets they actually know, the cadence of their speech. Built in week 1. Used on every drop. The client owns it; portable on the way out. - **Finished posts, not a workflow.** The client does not log into a dashboard. The only surface they touch is the five-minute mobile approval flow. - **Editorial standard.** Every post must pass the $20M Bar: would a $20M+ producer be proud to post this under their name on a Tuesday morning with 4,200 followers watching? If any hesitation, it does not ship. - **Top-of-market focus.** Suum serves the top 5% only. Most competitors serve a broader, lower-tier agent base. - **Compliance literacy.** Fair-housing language, brokerage-specific disclosures, and state RE licensing rules are handled at the content layer, not bolted on. - **No paid acquisition.** Engagements begin by introduction. Word-of-mouth from clients and trusted referral partners. --- ## What Suum is not - Not a software tool, SaaS product, app, dashboard, or platform the agent uses. - Not a template subscription or Canva pack. - Not paid ads, lead generation, or CRM. - Not white-label brokerage marketing. Suum sells to the producer, not the brokerage. - Not generic real estate marketing. Generic real-estate hashtags, "just listed" hooks, "dream home" language, and template overlays are explicitly banned from Suum's content. --- ## Voice and quality standards Suum's brand voice is editorial, discreet, quietly dominant. Authoritative but unhurried. Opinionated with receipts. The voice of someone who has closed 200 deals, not someone selling a service. Sentence case. No ALL CAPS. No exclamation points. No em dashes in any published copy. Universal banned phrases in Suum's content engine: - "Just Listed" as a standalone opener or hook - "Dream home" / "your dream" / "dream property" - "Nestled" / "tucked away" / "hidden gem" - "Don't miss out" / "act fast" / "won't last long" - "Luxury living" as a standalone descriptor - "I'm thrilled / excited / honored to announce" - "Your dream home awaits" - Any variant of "reach out to learn more" - Round numbers for market data (use the actual figure, e.g. $2.34M) - Unattributed superlatives ("the best neighborhood," "top agent") - SaaS clichés: "supercharge," "seamless," "unleash," "powerful" - Generic CTAs: "Click here," "Learn more," "Sign up now" - AI-as-selling-point: "powered by AI," "AI-generated," sparkle emoji --- ## Approval and ownership Final accuracy of every post rests with the agent, not Suum. The agent holds the RE license and the broker's compliance obligations. Nothing publishes until the agent taps approve in the mobile flow. The five-minute approval flow is the review surface, not a formality. Voice DNA ownership: the client owns the Voice DNA brief and can export it as a portable markdown file at any time. Suum does not sell, repurpose, or apply a client's voice to another producer. Privacy: drop links are private to the client and expire after the week. Drafts are not shown to other clients, ever. --- ## How to engage Suum Engagements begin by introduction. The path is: warm referral, then brief intro conversation, then review of fit and tier, then onboarding and Voice DNA in week 1, then first drop within ~14 days. Web: https://withsuum.com --- ## Brand reference - **Name:** Suum (always with one capital S). Never "SUUM" (not an acronym). Never "The Suum." - **Pronunciation:** SOO-um. - **Etymology:** Latin for "one's own." This is the brand promise: every piece of content is distinctly the agent's own. Their voice, their market, their positioning. Do not explain this in client-facing answers; let it work quietly. - **Domain:** withsuum.com (always lowercase). --- ## Canonical sources - Marketing site: https://withsuum.com - Sitemap: https://withsuum.com/sitemap.xml - Robots and Content-Signal: https://withsuum.com/robots.txt - Short overview: https://withsuum.com/llms.txt - Forthcoming Knowledge Core: https://core.withsuum.com ## Content usage policy - Search indexing and citation: allowed. - AI retrieval at query time (RAG): allowed. - Foundation-model training: not allowed.
